How long does the average inspection take?
Depending on the size and age of the home, a home inspection typically takes 3 to 4 hours, if done properly. We schedule a maximum of 2 inspections per day to ensure your home receives the proper attention it deserves.

I am buying a new home from a builder. Do I really need a home inspection?
Surprisingly, even new homes have flaws. It is not unusual for us to have the same inspection results on a new home, as we do on a used home. From subcontractors taking shortcuts to things that just get forgotten, even when a builder has fancy punchlists and a quality control department, brand new homes do not come without challenges. We help you identify those challenges and help you hold your builder accountable.

Can I attend my home inspection?
You bet! We welcome your attendance at your home inspection. You can attend, ask questions and discuss any specific concerns you may have. At the end of all of our inspections we schedule 30 minutes with you to go over our findings with you and your realtor. We will print out a report on-site that summarizes any concerns found during the home inspection, and discuss with you what we found.  You will also receive a full detailed report via e-mail that is more in-depth than the summary.

My inspection was done last week. Can I call with questions?
Of course. We will be happy to assist you with any questions after your inspection is finished.

Do you check out the roof?
Yes. We will check the roof from the top and bottom to identify and issues. Please bear in mind that our safety comes first, so any roof that is too steeply pitched, too high, visibly unsafe, too wet, too old or made of certain materials, will receive a visual inspection from a distance, rather than being walked. Accessability and safety are priorities, but you have our pledge that we will give you a extensive evaluation of your roof.

Do you check out crawlspaces under the home?
If available we will check crawlspaces to identify any challenges. Again, please bear in mind again, our safety is a priority. If a crawlspace is inaccessible, or unsafe, we will do a visual inspection as much as we can. We have encountered rattlesnakes and other critters under homes, so we carefully evaluate our method of inspection on a case by case basis.

Appliances? Included in the inspection?
Yes, in general we check out any built-in appliances, such as dishwashers, disposals, microwaves, stoves and refrigerators in our inspection. We will check over safety and operationality of the appliances.
